RENTAL REQUIREMENTS

 Applicants may be required to provide a valid government-issued photo ID, two recent pay stubs or other proof of income, employment information, rental history, and previous landlord contact information. Each adult applicant or co-signer must submit a separate application. 

 Applicants will be individually evaluated based on verifiable income and employment, rental history, relevant credit history, and other lawful screening criteria. A credit score of 600 or above is generally preferred; however, an application will not be denied solely because of a credit score. Credit and background screening may be conducted as permitted by law. 

 Approved applicants may be required to pay the first month’s rent, a security deposit, and any applicable utility-related deposit stated in the lease. The security deposit may be up to two months’ rent during the first year, subject to Pennsylvania law. Proof of utility transfers and renter’s insurance may also be required. 

 Do not upload Social Security cards or documents showing full Social Security numbers or complete bank account numbers. Please redact sensitive information before uploading. Information required for credit or background screening will be collected separately through a secure process. 

 Yes. A non-refundable application fee of $50 is required for each adult applicant and co-signer. The fee covers application processing and tenant screening, which may include credit, background, rental history, employment, and income verification. Payment of the application fee does not guarantee approval or reserve the property.
